Navi Mumbai is presumably the next big settlement preference for the moving population. Navi Mumbai promises a perfect work-life balance lifestyle on the go with its immensely planned development which accommodates quality and spacious lifestyle with the equal touch of practicality in terms of corporate and educational establishment. The quality of social infrastructure is also commendably designed with convenience stores, malls, complexes and most importantly recreational spaces being developed. Real estate market in this geography has also seen massive development with locally established brands as well as tier 1 brands developing huge lifestyle projects with spacious apartments and ultra-modern amenities.

Three well established locations: Out of which one which has developed recently and one has massive potential and will become a great location to buy a home at in the coming 3-5 years.

1. Vashi and Kharghar are one the oldest established markets of Navi Mumbai.

  • These localities are ahead and much progressed in terms of social and civil infrastructure. The terms of connectivity to corporate and educational hubs are great and the quality of lifestyle provided is the need of the hour.

2. Airoli is the most recent established market

  • Airoli, in the last few years, became the target of the tier I and locally branded developers to introduce projects

3. Dronagiri/Ulwe

  • This entire belt is already a hotspot for reasonable housing options with many redevelopment projects coming up. Gradually, due to the rampant infra development, branded developers and seeing a lot of potential in this market
  • The development of the airport is one of its biggest USPs and their market worth is seemingly expecting a huge hike
  • The connectivity of the suburban railways that is going to connect Dronagiri with the rest of the harbour line is going to resolve the current issue of commuting; additionally, visible efforts are directed to enhance the frequency and effectiveness of commuting in these localities

The infra projects recently launched, on-going and upcoming) that will boost real estate of these three areas: 

  • The suburban connectivity which is going to connect the existing harbour line till Dronagiri is going to be an enhancement in railways.
  • MTHL-Panvel Coastal Road will comprise three overflights at nodal road junctions, two bridges, and one rail overbridge. At the Seawood-Uran railway line and the Amra Marg, this route will connect to the future Navi Mumbai international airport. The road will begin near the Spaghetti housing complex at the Jalmarg intersection and cross the Sion Panvel highway via a flyover.
  • The Mumbai Trans Harbour Link is the upcoming connector between Navi Mumbai and South Mumbai which polishes the proximity. MTHL will be connected to major 4 roads in south and central Mumbai
  • The new international airport launched in 2018 is the most discussed development in Navi Mumbai. It is one of the main reasons, the developers realised the potential value of the geography
  • Post the establishment of the airport, there is a proposed plan of metro connectivity between the current airport and the new international airport in Navi Mumbai
