The ₹850 crore (land only) Taj Sky View Hotels and homes project will be built on a 3.5-acre plot on Nelson Manickam Road in the heart of Chennai. It would have 36 branded boutique offices, 123 Taj-branded homes, and a luxury hotel with 253 keys.
The building project is far along, and we have already spent about ₹200 crore. By the first quarter of 2027, the project should be finished, according to Ampa Palaniappan, Chairman & Managing Director of Ampa Group.
It will be a four-story podium building with one hotel tower and two residential buildings. The residential flats are priced between ₹6.4 crore and ₹19 crore, with sizes ranging from 2,500 to 5,900 sq ft. Homeowners will benefit from features like continuous green power, air conditioning powered by a chiller based air conditioner, and a variety of hotel-quality services including housekeeping and in-home dining.
The five restaurants, bar, house of ming, and recreational amenities such as an Olympic-sized pool, fitness center, wellness circle spa, salon, theater, etc. are also available to the homeowners as part of the adjacent Taj hotel.
“This development opens a new opportunity for us, which we resisted for quite some time till we got the right partners. With Ampa Group, we are embarking on a journey to bring the first-of-its-kind hotel and branded residences project. There is not any such project with this kind of quality in India,” said Puneet Chhatwal, Managing Director and Chief Executive Officer, IHCL.
IHCL would want to capitalize on the trend and satisfy this demand through branded residences that feature hotels to give hotel-linked services to the residences under the Taj services brand, as residential developments evolve and people seek experiences.
“We see this as a great opportunity for us to start in all metros where HNIs (high-net-worth individuals) will be interested in these kinds of services. We would like to do more of these hotels and branded residences in at least the top 7-8 cities,” said Suma Venkatesh, Executive Vice President, Real Estate & Development, IHCL.
